Port Royal home sells for $9.5 million

NAPLES — Last week, the Naples Area Board of Realtors reported that the sales of high-end homes are picking up.  Friday, there was more evidence of this when a 6,406-square-foot, waterfront single-family home in Port Royal sold for $9,560,000.  Mark Weber, real estate broker and owner of Whitesands Realty, said the home sold for about 20 percent less than the original list price.

“Clients in the higher-end market are feeling more confident in the economy and at the same time they are looking for a good value and a good deal,” Weber said. “I think these are all signs that the higher-end market (homes) are starting to see a comeback, too.”  This is the second-highest priced home to sell in the upscale Port Royal community this year. In April, a home on Rum Row sold for just more than $14 million.

The home on Nelson’s Walk was built in 1986 and was gutted in 2006 and remodeled by A. Vernon Allen. The four-bedroom plus den house sits on a double lot on 1.34 acres. It also has a deep water yacht dock with two boat lifts and two Jet Ski lifts and a rebuilt riprap seawall.

In April, a 10,000-square-foot home, also on Nelson’s Walk, sold for less: $9,250,000.  According to NABOR, there were 37 sales made in the $500,000 to $1 million category last month, up from 31 a year ago. There were 22 made in the $1 million to $2 million segment. Nine homes sold for more than $2 million.

“We are definitely seeing that recovery is starting in that segment and others,” said Dottie Babcock, chief operating officer for John R. Wood Realtors Inc. in Naples.  The latest sale — with one of the largest views in Port Royal — was on the market for 99 days.

The selling agent and buyer agent were both Jackie May, real estate agent with Prudential Florida Realty.  “The high-end houses are selling very well right now with me,” said May, who lives in Port Royal and only sells houses in Port Royal.

Since October, May has sold five homes in Port Royal.  May said Port Royal real estate hasn’t been affected by the economy.  “I don’t just list Port Royal homes, I sell them,” she said.  She wouldn’t say how much she earned from Friday’s sale.
