Bonita Springs boom: Plans revealed to build hundreds of new homes

It’s been nearly five years since a major development broke ground in the Bonita Springs area.  That streak may come to an end later this year as Toll Brothers pursues a development order and, soon, building permits that could result in hundreds of new homes.  “This is something kind of special,” said Bonita Spring Mayor Ben Nelson. “Even for people who don’t want growth in Bonita, it’s definitely a good sign economically that people still believe in this market.”

The company purchased 120 acres along Imperial Parkway last year for $7 million and already has zoning for more than 600 residential units. The land is north of East Terry Street along the Imperial/Three Oaks Parkway extension.

Ken Thirtyacre, the head of Toll Brothers West Division, said the company is currently planning to build larger, single-family homes with a total of 268 units.

“We’re chomping at the bit to get going with this project,” Thirtyacre said.

A parcel adjacent to the Toll Brothers land was used as a staging area during the expansion of Three Oaks Parkway. Water flow was altered then, and it affected the way water flows off the Toll Brothers property.

Once the county and South Water Management District agree on a solution, Toll Brothers will start construction, Thirtyacre said.

“It’s held us up for about 60 days,” Thirtyacre said of the drainage issue. “But we’re ready to put a shovel in the ground as soon as possible.”

Nelson said the last time a development of this size was proposed for Bonita was the Hawthorne neighborhood along Old 41 Road in 2006.

“We’ve rezoned some things, but I don’t know that they’ve come out of the ground,” Nelson said.

One of the largest planned neighborhood developers in the nation, Toll Brothers had residential development and commercial projects in 19 states.
