Brokers See A Steady Summer Season

The July 2016 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), showed performance as expected during a traditional summer season.  The inventory increase to 4,801 homes is welcome news to homebuyers following record-low inventory levels in July 2015, when the number of active listings dropped to 3,518 homes.  Median closed prices remained steady for price segments above $300,000, which is good news to buyers, and increased 11 percent in the under $300,000 price category. [...] Read More

Interesting article in the Naples News last week talking about the housing dilemma in downtown Naples.  Most of the original homes throughout Olde Naples, Aqualane Shores and Port Royal were built in the 1950’s and many are in need of a major renovation.  So the question is, do you renovate or tear it down and build new.  The Florida building code requires that the cost of renovating a home that sits below the base flood zone elevation, set by the Federal Emergency Management Agency, cannot be greater than 50 percent of the value of the house before improvements.  Land and housing costs have soared over the past several years, making tear-downs a profitable and thriving business, especially in older, fashionable beachfront communities in the city of Naples — some of which sit in flood zones that can limit renovation plans.  [...] Read More

As a result, broker analysts contend that 2014 was one of the best years in Naples real estate history for closed sales.
